Ward Village Unveils Proposed Plans for Two Future Residences

Ward Village recently submitted planned development permit applications to the Hawaii Community Development Authority (HCDA) for two new residences. Located on the Diamond Head side of Ward Village, the first residence will deliver 242 one-, two-, three- and four-bedroom homes. The second residence also integrates ground-level retail with 148 two-, three-, four- and five-bedroom homes. The plan also includes a community park, improved accessibility and walkability, public art, native landscaping and more. 

“We’re looking forward to further connecting the neighborhood by creating experiences for Honolulu and Ward Village residents to enjoy, with new restaurants, shops and open spaces that expand community engagement in the public realm,” said Doug Johnstone, President, Hawai‘i, Howard Hughes.

Both plans will deliver enhanced public benefits and community amenities, including a combined 20,000 square feet of commercial ground-floor retail. The design team includes Robert A.M. Stern Architects in coordination with AHL, interior designer Champalimaud Design, and VITA Planning & Landscape Architecture, all with the common goal to embrace Honolulu’s regional heritage while infusing contemporary placemaking.

Proposed plans from Ward Village will create more residences and a new park with shops and restaurants where Ward Centre currently stands.

Ward Village — The Howard Hughes Corp.'s 60-acre master-planned community located between Downtown Honolulu and Waikiki — recently submitted planned development permit applications to the Hawaii Community Development Authority for two new, unnamed, mixed-use residences, the developer recently announced.

Officials with the developer told Pacific Business News in an email that Ward Village will provide a transition coordinator and market experts to offer relocation assistance within Ward Village or the surrounding neighborhood.

According to a June 14 announcement, the first of the future residences – located on the corner of Ala Moana Boulevard and Kamakee Street – will create a one-acre community park with a pavilion, park-side restaurant seating, natural play elements with native planting and wayfinding signage.

That residence will include 242 one-, two-, three- and four-bedroom homes and its economic impact includes an estimated $225 million in workers' earnings, an average of 450 annual jobs during construction and $40 million in state tax revenue, the announcement noted.

Meanwhile the second residence, which integrates ground-level retail with 148 two-, three-, four- and five-bedroom homes, will also have an economic impact of an estimated $170 million in workers' earnings, 350 annual jobs during construction, and $31 million in state tax revenue, the announcement continued.

Estimated construction costs were not noted in the announcement.

Ward Village officials told PBN the first residence is 35 floors while the second is 33. Names for the new buildings have not yet been announced.

Additionally, the plans include a combined 20,000 square feet of ground-floor retail space. According to the announcement, these shops and restaurants "incorporate a pedestrian arcade and outdoor seating along Auahi Street, expanded walking paths along Ala Moana Boulevard, public art, native landscaping and cultural wayfinding signage."

The design team includes Robert A.M. Stern Architects in coordination with AHL, interior designer Champalimaud Design and VITA Planning & Landscape Architecture.

According to the public hearing notice for the projects, a presentation before the HCDA is planned for 9 a.m. July 20, followed by a modification hearing at 9 a.m. Aug. 2. A decision-making hearing is set for 9 a.m. Oct. 4.

The hearings will be held both remotely and in person at the HCDA Board Meeting Room, located on the second floor of 547 Queen St. in Honolulu.

Six mixed-use residential buildings in Ward Village have been completed — Waiea, Anaha, Aeo, Ke Kilohana, Aalii and, most recently, Koula. Victoria Place, Ulana and The Park Ward Village are new residential buildings in development. Plans for Kalae have been approved.

In September 2022, Koula, the neighborhood’s sixth residential tower, opened to residents, while ground broke on The Park Ward Village in October 2022 and Ulana Ward Village in December 2022.

Ward Village in March announced it had submitted a planned development permit application to HCDA for its 11th proposed development, The Launiu Ward Village. Earlier this month, the developer announced it had submitted another planned permit application to HCDA for its 12th proposed development, Mahana Ward Village.
